1. Who we are

The Property Management Company Phuket (“TPMC”, “we”, “us”, “our”) is the property management brand of Pearl Property Phuket, a property services company based in Phuket, Thailand. We manage villas, condominiums, houses and holiday rentals for owners and investors, and look after the guests and tenants who stay in them.

Pearl Property Phuket is the data controller of the personal information we collect through this website and through our services.

2. Information we collect

We collect personal information you give us directly, information we collect automatically, and information we receive from third parties.

Information you give us directly

  • Name, email address, phone number and country of residence when you enquire, request a consultation, book a stay or sign up to a service
  • Property details when you ask us to manage or market a property you own
  • Booking details (dates, guest count, special requests) when you book a stay
  • Identification information where required by law, building rules or guest registration
  • Payment-related information, processed by our payment partners
  • Any other information you choose to share in a message, form, call or meeting

Information we collect automatically

  • Device and browser information, IP address, referring URL
  • Pages viewed, time on page, links clicked
  • Cookie and similar technology data (see section 6)

Information from third parties

  • Booking platforms (Airbnb, Booking.com, Agoda and others) when guests book through them
  • Property developers, agents and partners when relevant to an enquiry
  • Verification services where identity checks are required

4. Sharing and disclosure

We share personal information only where necessary, and only with recipients who handle it under appropriate confidentiality and data-protection commitments:

  • Service providers and vendors: housekeeping, maintenance, pool and garden, accounting, IT, legal counsel
  • Payment and banking partners: for owner payouts, guest deposits and refunds
  • Booking platforms and channel managers: Airbnb, Booking.com, Agoda and others
  • Marketing platforms: only where you have consented
  • Government, regulators and tax authorities: where required by law
  • Professional advisors: lawyers, accountants, insurers

We do not sell your personal information.

5. International transfers

We are based in Thailand. Where we transfer your information outside Thailand (for example to overseas owners or to platforms based in the EU or elsewhere) we do so using safeguards such as contractual commitments, vendor compliance with the PDPA and GDPR, or your explicit consent.

6. Cookies and similar technologies

We use cookies and similar technologies to operate the website, remember your preferences, measure traffic and, with your consent, deliver marketing. You can manage cookies through your browser settings.

7. Data retention

We keep personal information only for as long as we need it for the purposes above, plus any period required by Thai law (for example for tax records). Typical retention periods:

  • Active client and owner records: the duration of the engagement plus 7 years
  • Booking and guest records: 5 years from the date of the booking
  • Marketing contacts: until you withdraw consent
  • Website analytics: typically 14 months

8. Your rights

Subject to applicable law (Thailand’s Personal Data Protection Act B.E. 2562, and the EU/UK GDPR where it applies), you have the right to:

  • Access the personal information we hold about you
  • Correct inaccurate information
  • Ask us to delete information where there is no continuing reason to hold it
  • Restrict or object to certain processing
  • Withdraw consent at any time (without affecting prior lawful processing)
  • Receive your information in a portable format
  • Complain to your local data-protection authority (in Thailand, the Personal Data Protection Committee)

9. Children

Our services are not directed at children. We do not knowingly collect personal information from anyone under 16. If you believe we hold information about a child, please contact us and we will remove it.

10. Security

We use reasonable technical and organisational measures to protect personal information against loss, misuse and unauthorised access. No system is completely secure, so we cannot guarantee absolute security.

We may update this policy from time to time. The “Last updated” date at the top will reflect the latest version.
