Pool Cleaning & Maintenance Phuket for Villas & Holiday Rentals

Crystal-clear, swim-safe pools — tested, balanced and maintained weekly by our in-house Phuket pool team

Phuket Pool Care

A Pool Guests Photograph — Not One They Complain About

The pool is the first photo guests check and the first thing they judge on arrival. Our pool cleaning in Phuket keeps villa and holiday-rental pools crystal-clear with weekly testing, chemical balancing and equipment checks — part of the property management Phuket service owners trust island-wide.

Tropical heat, monsoon rain and heavy guest use punish a pool — weekly professional care is what keeps it photogenic and safe.

Owner Pain Points

Phuket Pools Turn Green Fast — And Guests Notice First

Between storms, heat, sunscreen and falling leaves, an unattended Phuket pool can turn from postcard-blue to swamp-green in under a week.

Chemistry Is a Science

pH, chlorine and salt levels shift daily in tropical heat — guesswork burns eyes, bleaches liners, corrodes equipment and gets pools closed by guests’ complaints.

Equipment Fails Quietly

Pumps, filters and salt chlorinators fail out of sight until the water tells you — and emergency replacement always costs more than routine inspection.

Monsoon & Vacant Periods

Storm debris and weeks without swimmers are when pools deteriorate fastest — exactly when nobody is there to notice it happening.

How Pool Care Protects Your Bookings

The pool is the first photo guests check and the first thing they judge on arrival. Here’s how we keep it working for your listing.

Care on a Fixed Schedule

Cleaning, skimming and brushing on a set schedule, stepped up during heavy guest turnover and hot, stormy weeks.

Balanced Every Visit

pH, chlorine and salt tested and corrected every visit, so water stays swim-safe, gentle on skin and kind to equipment.

The Same Technician Each Week

One trained technician on your pool, logging every reading and spotting changes early because they know your water.

Equipment Checked Before It Fails

Pumps, filters and salt chlorinators inspected routinely, because emergency replacements always cost more.

Storm-Ready All Year

Pre-storm preparation and post-storm debris clearance, so heavy rain never means a week of closed pool.

Cared For When Empty

Weekly care continues while the property is vacant, so the pool is ready for the next booking.

In-House Pool Team

Our Own Pool Technicians — Same Person, Same Pool, Every Week

Pool care fails when a different contractor shows up each visit. Our technicians are on our payroll and keep the same route — your pool becomes theirs.

Consistency You Can Test

The same trained technician maintains your pool weekly, logs every reading and spots changes early because they know your water.

At-Cost Repairs

When parts fail, replacements are supervised by us and charged at supplier cost with the invoice visible — no equipment markup games.

Our Commission

Pool Care Included. Chemicals Included.

Pool cleaning is part of our all-inclusive management rate, not a separate contract. Your commission is set around your property and how it’s rented, and proper, climate-appropriate pool care sits inside it.

There’s no separate charge for chlorine, acid or salt either. Professional-grade chemicals on every visit are what protect the pool surface, the equipment and your guests, so they’re part of the service.

No hidden extras. If a part fails, the replacement is supervised by us and charged at supplier cost with the invoice visible to you. Standalone pool care is also available; ask us for current rates.

Pool Care Included

Scheduled cleaning and balancing are part of full management, not a separate bill.

Chemicals Included

Chlorine, acid and salt are covered, with no monthly chemical invoice to track.

At-Cost Repairs

Replacement parts charged at supplier cost, with the invoice shared with you.

Priced for Your Property

Your commission reflects your property and rental plan, not a flat percentage.

Every Visit Logged

Water readings and photos from every visit appear in your owner reporting.

We Earn When You Earn

Our commission comes from your rental income, so our results are tied directly to yours.

Pool Care in Phuket — Your Questions Answered

How often should a Phuket pool be cleaned?

Weekly at minimum — Phuket’s heat, rain and guest use change water chemistry fast. Rental pools with heavy turnover often need two visits weekly in high season.

Yes. Green-pool recovery with shock treatment, continuous filtration and staged rebalancing typically restores clear, swim-safe water within a few days, depending on severity.

Yes — vacant-property pool care continues on the same weekly schedule with photo reports, so the pool is ready the day you or your guests return.

Yes — pool cleaning in Phuket is included in our all-inclusive management rate. Standalone pool care schedules are also available — call us for our best current rates.

Servicing comes at no additional cost to you. It is built into our management service, not billed as a separate line item.

In practice, most Phuket villas need attention two to three times a week rather than once, given how quickly heat and monsoon rain can throw a pool’s chemistry off balance. That frequency is exactly what we schedule as standard, so the cost you are already paying us covers proper, climate-appropriate care rather than a bare minimum visit.

There is no separate payment for pool chemicals. This is included as part of how we look after your property.

Using properly balanced, professional-grade chemicals on every visit is what actually protects the pool surface, the equipment and your guests, so it makes sense for this to sit within the service rather than becoming another invoice for you to track.

Two to three times a week is our standard schedule, and biweekly is not something we would recommend in this climate.

Phuket’s heat burns through chlorine quickly, and monsoon rain can dilute chemistry and wash debris in overnight. A gap of two weeks gives algae and imbalance far too much room to take hold before anyone notices.

Our visit frequency flexes with the seasons too, staying closer to twice a week through the heavier monsoon months, so the schedule matches what the pool actually needs rather than a fixed calendar entry.

The clearest signs are simple to spot yourself: the pool turning green or cloudy, or your eyes stinging after a swim.

A few other cues are worth knowing too:

  • A slimy or slippery feel on steps and walls, which points to biofilm building up
  • A sharp chemical smell, which usually means sanitiser levels are too low rather than too high
  • Any general discolouration on tiles or in the water itself

If you notice any of these, it is best not to swim until the water has been tested and corrected. Contact us and we will get a full check and treatment sorted straight away.

We try to fix small issues ourselves first, as part of routine care. If a repair looks like it will be costly, we contact you directly for approval before anything is spent.

This keeps things fair and transparent. Day-to-day servicing and catching problems early is what we handle as standard, while the cost of hardware that eventually wears out, such as a pump or filter reaching the end of its life, sits with you as the owner, the same as it would with any other property equipment.

You are never left finding out about a repair bill after the fact. We come to you first, every time, before authorising anything beyond routine work.

Honestly, with Pearl Property, you do not need to run through this checklist yourself. We already operate to that standard as a matter of course.

Visit frequency, what is included in routine chemicals, how repairs outside normal servicing are handled, and how quickly we respond if something goes wrong overnight are all things we are upfront about from the outset, without you needing to ask.

Yes. Every visit is logged as standard, regardless of whether your specific property falls under strict regulatory requirements.

Private villas rented short-term are generally less strictly regulated than hotels or shared condo pools, but we keep detailed records anyway. Those logs matter if a guest issue ever arises, and they support both insurance claims and the kind of professional upkeep that rental platforms increasingly expect to see evidence of.

Beyond water chemistry, we also keep an eye on tile condition, depth markings, and making sure pool rules are clearly displayed for guests.
